RESIDENTIAL RENTALS

Q Estates offer Owners/Landlords once off rentals or managed rentals

TENANT SOURCING ONLY:

Sourcing of vetted and suitable tenants to rent your property on long term basis. This includes:

  • A personal background check on the PAY PROP system which includes ITC, Experian and Trans Union to ensure only the most desirable tenants are placed.
  • Drafting and signing of lease.
  • Collection of deposit and first month’s rental.
  • Incoming inspection.
  • Inventory.
  • Handing over of keys.

FULLY MANAGED:

Management includes the following:

  • In addition to the above, all aspects of tenant sourcing with monthly management.
  • Drafting of all legal documentation.
  • Incoming and outgoing inspection.
  • Monthly collection of rent via Pay - Prop system.
  • Management of late payments.

Q Rentals takes the stress away from the Owner/Landlord:

  • Handling of all maintenance issues with in-house trusted service providers.
  • Quotes will be obtained for Owner’s approval.
  • Managing payment of levies, rates, electricity, service providers where necessary, etc.
  • Monthly statements issued to the tenant and to the Owner/Landlord.
  • This includes a Finder’s Fee calculated on the total amount of the annual rental.
  • Monthly management fee is calculated on the monthly rental amount.
